Good Book

Its a short read but there is a lot of good information in the book and it is helpful if you are trying to get into or understand commercial real estate. However, the best thing to do is get in an learn by doing the book is helpful but I have learned a lot more working with agents and doing deals.

The best!

After reading the book, I went right away to the advertised course (the price is minuscule for the amount and depth of information presented). Dealing with Hi-rise building maintenance for 35 years now, I found the book highly informative and detailed; however, taking the course brings that information to a whole new level. Much money can be saved by implementing that information when being involved in any kind of commercial building dealings (buying, selling, managing etc). Great job!!! Many thanks!!!

Solid and Thorough

I am currently considering a career in commercial real estate and decided to read this book to see what may be installed for me.As a complete novice, I enjoyed the book and though the material itself was dense (which was to be expected) I thought it gave a really comprehensive "starting point" for investigating any commercial property. It was full of useful information and tips distilled from 30 years of experience, some aspects of which would have never crossed my mind that Hennessey brings your attention to. I'm sure the amount of stress & embarrassment, not to mention potential litigation, that could potentially be avoided cannot be fully quantified.Regardless of whether I plan on pursuing a path in commercial real estate, I thought the book did a good job of opening my eyes to the intricacies and thoroughness of conducting due diligence on a commercial property. The only issue I may consider is lack of familiarity with a lot of the terminology that may require further research but again, this is coming from someone without any real experience with commercial real estate.

Good info but poorly written

The text contains a lot of good info for people who are completely new to due diligence, but there were loads of grammatical errors on nearly every page. The sentence structure could have been improved for readability quite a bit, and the punctuation was terrible (especially the author’s use of semicolons, which I don’t think he used correctly one time). There was also a constant push to go to his website and check out his online courses. I found that annoying, and it just came off as a constant upsell (the course is $397 by the way). Lastly, the level of detail provided about each due diligence item wasn’t great; sometimes only a few sentences were written about an item. Overall, I would only recommend this book to someone who is completely new to due diligence and doesn’t get irritated with grammatical errors (seriously, I don’t think the author had an editor so much as glance at this book). Anyway, I gave it three stars because 2.5 wasn’t an option and two seemed too low.

Absolutely Essential!

I originally bought the audiobook from Audible, and it was so full of gold nuggets that I bought the hard copy as well just to keep a quick reference, and went through the whole thing again. The author covers many details that I know to be true, but are easy to neglect because you simply don't know what you don't know. So many items in this book will help prepare any buyer for that inevitable situation when the building or fire inspectors come knocking on your door about one deficiency or another, or asking for permits which uncover the problem during a professional site review... but more importantly, how to dig out all of the hidden costs associated with a commercial property that could have a dramatic effect on the bottom line.Outside of the checklists common to most commercial real estate, the author goes on to itemize issues related specifically to multi-family, industrial, and retail property.The book is also very concise, only gold, no fluff. I cannot recommend it enough.

Three times through it now....

I own several commercial properties already, but as they were strategic buys in relation to my businesses, I had never really bothered with due diligence ( I know, I’m an idiot...). Currently, I’m in the process of buying two industrial buildings strictly for investment purposes, and decided I should find out what I didn’t know.This book is fantastic, if not a bit overwhelming at first (I felt a little bit like, “holy crap, I’m supposed to do all that?!?). It’s super short, though, and all gold. Read it, get started, read it again, make some progress, then read it again, see what you’ve still missed.The listing agent on my current transaction thinks I’m a longtime pro real estate investor because of the thoroughness of my due diligence. Actually, though, it’s my first time doing it plus this book.It would be dumb not to buy this book. Do you want to be dumb?

If you are looking for a book on real estate due diligence, don’t choose a book titled due diligence or real estate haphazardly. This book is small and thin but contains a wealth of information and knowledge. If you are choosing one book, choose this book.
